THE OMAN PROPERTY BUYING GUIDE

Al Mouj, Muscat Hills or Sultan Haitham City?

Compare the three communities as starting points, then assess the actual project and unit against your intended use, timing, payments and daily routine.

From Property Consultant · East Hills Real Estate

Al Mouj offers options within a coastal community, Muscat Hills has a residential setting associated with golf, and Sultan Haitham City is being developed as a city of distinct neighbourhoods. Compare the property within each location, when you need to use it and its full cost.

Al Mouj Muscat

Al Mouj describes distinct districts around its marina, lakes, beach and golf setting. An Al Mouj address alone does not describe your daily experience; locate the building and the places you will actually use.

A QUESTION TO TEST YOUR CHOICE

Is your priority marina access, a quieter setting or the apartment layout? Check the route from the building entrance to the amenities you value and the unit’s actual outlook.

Muscat Hills

Muscat Hills International Development describes a residential setting around golf, with housing and supporting amenities. A Muscat Hills address does not establish that every unit has a golf view or the same facility access.

A QUESTION TO TEST YOUR CHOICE

Check the building, floor, window orientation and parking. Ask which facilities are included in the unit’s charges and which require separate membership.

Sultan Haitham City

Masterplan architect SOM presents Sultan Haitham City as a city connecting neighbourhoods, public spaces and services. Separate the overall masterplan from what is due to be delivered with your chosen neighbourhood and project.

A QUESTION TO TEST YOUR CHOICE

If you need a home by a particular date, review your project’s construction stage, contractual handover and associated services before comparing it with a ready property elsewhere.

Compare two or three properties, not three location names.

Choose a project or property in each location that fits your purpose. Compare the property type, stated area and how it is measured, and room layout together. A smaller, more useful layout can suit your needs better than a larger property with space you cannot use well.

For a home, test your normal day.

List the places you visit, your usual travel times and your household’s needs. Try the route when you would use it, and check parking, noise, privacy and the way into the property. A community name does not establish journey time or how quiet an individual home will be.

For investment, examine the particular property’s assumptions.

Identify the intended tenant and use, then request verifiable information on comparable rents, expenses, furnishing, management and vacancy. A well-known community or an advertised rent for a different property does not establish a guaranteed return.

Make timing and payments comparable.

Record the full price, what it includes, initial payment, later instalments, service charges and when you can use the property. Request a dated offer and its terms for the particular unit; use the payment calculator with that written schedule.

What should you bring to the meeting?

  • Your purpose: a home or investment, and when you need the property.
  • Your total budget and funds available now.
  • Two or three project or property links, with the layout and dated offer if available.
