THE OMAN PROPERTY BUYING GUIDE

Buying in Oman: ready or off-plan?

Your intended move or investment timeline is the starting point for a useful comparison.

When do you need the property?

A home for an upcoming move raises different questions from a purchase with a longer horizon. Decide when you would need to use the property and how flexible that date is.

For a completed property, check its condition.

Ask about the unit’s condition, occupancy, handover arrangements and any work needed before use. Review the ownership documents, permitted use, service charges and other financial commitments for that property.

For off-plan, understand the commitments.

Review the actual contract, payment dates, handover terms and the services expected to be available on completion. Ask what happens if construction milestones or delivery dates change. Distinguish marketing images from current construction updates.

Compare on the same basis.

Put the initial payment, later instalments, expected handover, included items and ongoing costs side by side. Distinguish confirmed contract terms from estimates, and note anything that still needs written confirmation.
