THE OMAN PROPERTY BUYING GUIDE

Planning your property purchase budget in Oman.

Separate the total budget, the funds available now and the costs that continue after handover.

Begin with two figures.

Your total purchase budget and the funds available now serve different purposes. Record both in the same currency. A low initial payment does not, on its own, mean a lower overall commitment.

Request a complete payment schedule.

Ask for the price, booking terms, initial payment and every later instalment in writing. Check dates, conditions, what is included and any additional fees applicable to the particular transaction.

Allow for the costs after handover.

Ask about service charges, utilities, furnishing, maintenance and any property management arrangements. If you intend to rent the property out, review occupancy assumptions, operating costs and management fees. Gross rental income and net income are different figures.

Review financing and currency separately.

If you need financing, confirm eligibility and terms with the lender. If payments use a different currency from your income or savings, consider exchange-rate changes and payment dates. Before committing, make sure you understand the funds needed now, later payments and recurring costs.
