THE OMAN PROPERTY BUYING GUIDE

Buying property in Oman from abroad.

Prepare for a property viewing in Oman by reviewing the important details before you travel.

You can begin your Oman property search before travelling: discuss your purpose and budget, compare a small shortlist, and collect unit-specific documents. An online meeting prepares the next step; it does not reserve a unit or confirm ownership eligibility.

What to request before a property viewing trip

Use the same information for every shortlisted property. A community brochure introduces the location; the unit documents describe what you would actually buy.

CheckInformation to obtain
The exact unitCommunity, project, phase, building, unit number and floor plan. Separate internal space from balconies and the stated total area.
Price and payment datesA dated unit quotation, the reservation terms, each instalment and any separately payable charges. Record the total price and funds needed initially as two figures.
Evidence of the propertyFor a completed unit, request recent unit photographs or a viewing. For off-plan property, request a dated construction update and the proposed handover terms. Identify renders and show-home material clearly.
Ownership and continuing costsCheck eligibility for the specific property, the contracting party, the proposed sale documents, service charges and the scope of included fittings. Review residency and financing requirements separately with the relevant authority or lender.

Be clear about the exact property.

Confirm the development, phase, building and unit being discussed. Ask whether the images show the actual unit, a show home or a marketing visual, and when the information was last updated.

Confirm ownership eligibility.

Ownership eligibility and permitted use must be checked for the particular property and your circumstances. If residency is part of your plans, confirm the relevant requirements separately with the official authority or a qualified adviser. Do not assume that a purchase automatically provides a particular residency outcome.

Ask for current, specific information.

Request recent material showing the unit or construction stage, the surrounding area and access to the location. Establish what the footage shows and when it was recorded. Note which points still require an inspection or document review.

Plan the visit around a shortlist.

Confirm current availability before arranging travel around a particular unit. Group viewings by location and leave time for questions. Share your country of residence, preferred language and time zone so we can arrange the first conversation.

Give our first meeting a clear purpose

Send your reason for buying, preferred locations, total budget and initial funds in the same currency, buying timeline, country of residence and time zone. We can use the meeting to narrow the options and identify the documents needed for each one.

Discuss an online meeting

Prepare a comparison you can discuss

Save up to three projects to compare their published information. Use the payment calculator with an actual unit price and a confirmed plan, then prepare your personal buying brief.

Questions from buyers outside Oman

Can I start before travelling to Oman?

Yes. We can arrange an online meeting, compare project information and prepare a shortlist before your visit. The timing and availability of viewings are agreed separately.

Can I choose only a community rather than a project?

A community is a starting point. Your comparison should identify the project and exact unit within it, because layouts, contracting parties, payments and delivery terms can differ.

Does an enquiry or online meeting reserve a property?

No. An enquiry, a property brief and a meeting do not reserve a unit. The actual reservation and sale arrangements require their own documents and agreement.
